May was another active month for the Northwest Montana real estate market, with buyer activity continuing to outpace last year.

Pending sales were up 18.1% compared to May 2025, and closed sales increased 2.1%, showing that buyers remain engaged as we move into the summer season. Year-to-date, closed sales are up 14%, a sign of steady market activity across Flathead, Lincoln, and Lake counties.

Home prices remained relatively stable in May. The median sales price for all residential properties was $628,000, essentially unchanged from a year ago. Single-family homes saw a modest increase in median price to $687,500, while condos and townhomes also posted gains.

Inventory continued to improve, with 1,304 homes on the market at the end of May. While buyers have more options than they did a few years ago, well-priced homes are still attracting strong interest and sellers are receiving nearly 97% of their asking price on average.

Overall, the market remains active and balanced, creating opportunities for both buyers and sellers as Northwest Montana heads into the heart of the summer selling season.
