July kept the Northwest Montana real estate market moving, with sales activity continuing to show growth compared to this time last year.
Closed sales for all residential properties were up 14.9% year-over-year, while pending sales increased 9.6%. New listings also edged up 2.4%, giving buyers more options as we move through the summer market.
The median sales price for all residential properties was $612,500, down 2.8% from July 2025. Single-family homes had a median sales price of $639,000, while townhomes and condos had a median of $475,000.
Inventory continued to grow, with 1,479 homes for sale, an 11.5% increase from last year. Homes also sold a little faster, with average days on market for all properties dropping to 104 days. Sellers received an average of 97.3% of their asking price, showing that well-priced homes continue to attract buyers.
Overall, July's numbers show an active market with more inventory, continued buyer activity, and relatively steady prices across Northwest Montana.
