June brought continued momentum to the Northwest Montana real estate market, with buyer activity staying strong as the summer selling season got underway.

Closed sales increased 13.7% compared to June 2025, while pending sales rose 17.1%, showing that buyers are continuing to enter the market. New listings also increased, giving buyers more homes to choose from while keeping the market active.

The median sales price for all residential properties reached $610,000, a 4.7% increase from last year. Single family home prices remained steady, while townhouse and condo prices saw notable growth. Overall inventory was up 6.3%, providing additional opportunities for buyers without slowing market activity.

Well-priced homes continue to attract attention, with sellers receiving an average of 97.3% of their asking price. As we move further into the summer market, both buyers and sellers continue to find opportunities across Flathead, Lincoln, and Lake counties.
