August brought a mix of activity to the Northwest Montana real estate market, with buyers continuing to show strong interest while inventory remained higher than it was a year ago.
Pending sales for all residential properties were up 15.3% compared to August 2025, while closed sales were down 8.7%. Year-to-date, however, closed sales are still up 9.9%, showing that overall activity remains ahead of last year.
Home prices continued to hold steady, with the median sales price for all residential properties reaching $639,500, a 5.7% increase from last August. Single-family homes had a median sales price of $639,500, while townhomes and condos saw a larger increase, reaching $587,000.
Buyers continue to have more options, with 1,424 homes for sale, an 11.5% increase from last year. Homes also sold a little faster overall, averaging 105 days on market compared to 114 days last August. Sellers received an average of 96.9% of their asking price, showing that well-priced homes are still attracting buyers.
Overall, August's numbers show a market with more inventory, continued buyer activity, and relatively stable prices across Northwest Montana. As we head into fall, it will be interesting to see how these trends continue to shape the market.
